The Arla Bockhaus Trust & Carol Ann Clements Trust Farms offer 241.37 +/- acres located south of Anchor and northeast of Arrowsmith in eastern McLean County, Illinois. This land will be sold Buyer’s Choice and Privilege in 2 tracts of productive farmland. Tract 1 (182.71 +/- acres) and 2 (58.66 +/- acres) are heavily weighted by the Flanagan silt loam, Drummer-El Paso & Sable silty clay loams, and Saybrook, Proctor & Wyanet silt loam soil types, with their respective Estimated Weighted Soil Productivity ratings being 132.5 on Tract #1 and 136.1 on Tract#2. The 2022 crop share lease will be completed with the Sellers and closing will occur by November 1st, 2022 with entry available after harvest. Tract 2 features a wind turbine generating roughly $7,075/year. Seller will retain the payments being made through year-end and the Buyer will start receiving payments in 2023.
