This productive and high percentage tillable northern Illinois farm is located in the path of progress, 1/2 mile east of IL Route 47 between Elburn & Sugar Grove, IL. This is an undulating tract of cropland and grass waterways along Hughes Road, between the Blackberry Creek and Widenoak subdivisions, just west of Hughes Creek Golf Club. FSA shows 53.54 cropland acres. A wetlands determination has not been completed and a conservation system is being actively applied for HEL soils. No buildings exist on the farm, but there are some mature hickory and other trees present.
The Seller will retain the 2021 cash rent and terminate the existing lease resulting in open lease rights for 2022 following the 2021 crop harvest. All mineral rights will be transferred to the Buyer that are owned by the Seller. The auction will be held at the Elburn Lions Club in Elburn at 10AM.
