Contract/Preliminary Title Work

The Helen A. Ritchie Unitrust Farm consists of a large tract of McLean and Dewitt County farmland with high quality soils with a strong yield history and high fertility.  It is mainly one contiguous block split by township roads and along Interstate 55 at Funks Grove, Illinois, combined with an 80 acre tract ½ mile east of Waynesville, Illinois (~ 8 miles south).  The McLean County tract contains ~455 tillable acres with a weighted average soil productivity index of 138, the majority (91%) of which is Ipava, Catlin and Sable soil types.  The Dewitt County tract is 78.8 FSA cropland acres with a weighted soil productivity index of 133.5.  The five-year yield history (2016-2020) average is 235.8 for corn and 69.6 bushels/acre for soybeans.  Soil tests taken in October, 2020, show fertility in McLean County averaged 6.5 pH, Phosphorus-96 & Potassium-490.  The Dewitt County farm had an average pH of 6.2, Phosphorus-55 and Potassium-357 (lbs), so the major fertility components are in optimal condition.
