The Hubble Family Trust Farm BPH offers two tracts located within close proximity of Decatur, Illinois.  Tract 1 offers 40.39 +/- real estate taxable acres located on the southwest edge of Decatur along IL Route 48 ad Forest Crest Drive.  This tract has 22.80 FSA cropland acres that carry a weighted soil PI rating of 134.9 and excellent fertility levels.  In addition, there is a 13.4 acre pond providing an opportunity for recreational activities.  Taxing bodies include Meridian school districts and South Wheatland Fire.  Tract 2 offers 14.59 +/- real estate taxable acres located on the west edge of Decatur along West Main Street and US Route 36.  There are roughly 476 feet of road frontage along West Main Street that is accessible.  Taxing bodies include Sangamon Valley school districts and Harristown Fire.  Tract 1 and 2 are being sold on taxable acres without a survey.  There are no improvements on either tract and open tenancy for 2022.  Please contact Kevin K.
